An exciting opportunity has arisen for two individuals to join our business and partner with us on a new venture.
The small holiday resort will consist of a caravan park (touring and Camping) and a B&B. The B&B will be let on a commercial basis to the partnership, the income from the B&B will be charged and retained by the partnership but the partnership are responsible for all commercial rents and running costs associated with the B&B. The B&B has previously operated successfully and incorporates 3 en-suite letting rooms, a communal lounge and snug. B&B accommodation in the Lake District typically ranges £50 – £200 per night dependant on the offering and position in the market. We are looking to develop a high end offering to reflect the current profile of our other business operations.
Also within the B&B is the shared owners’ accommodation, consisting of a master bedroom, large bathroom, large farmhouse kitchen, storage rooms, and a private siting room. The shared accommodation is on a separate side of the house from the letting accommodation and both have access via independent entrances.
The holiday park is due to be re-launched and is made up of ten boutique touring caravan pitches with hot tubs, offered to let on a daily basis. We are looking for one of the individuals to warden the caravan park element of this operation. This role will be paid 40 hours per calendar week (salary tbc). The revenue derived from the caravan park and camping operations will be retained solely by ourselves.
The role will include changing hot tub water between guests, cleaning the small shower block, managing day to day visitor requirements and maintaining the grounds and surrounding areas. We also intend to operate a 60 day camping season during July and August, with up to 60 pitches, which will also fall within the remit of this role.
In addition, a small on site storage operation will be run, and assistance with its smooth operation will be required. Due to the nature of the role, guests may occasionally require assistance outside normal working hours, and the right candidates should be prepared to accommodate this. Peak operational periods will include bank holidays, school holidays, and weekends, which should be factored into availability.
The role would suit individuals who strive to offer the very best in customer satisfaction, can seek out opportunities to constantly evolve the business with changing markets and customer demand in order to place us both at the forefront of this type of offering.
The location is in South Cumbria / the South Lake District, Northwest England. Both the house and the holiday park benefit from stunning views across farmland and the Duddon Estuary, with views to the Isle of Man on clear days.
We are currently inviting expressions of interest and are aiming to launch around 1st June 2026. The property is available for viewing now, and we would welcome the opportunity to discuss how this venture could work for both parties.
